The aim of this semester 4 module is to build on the students' knowledge of valuation acquired in previous modules to enable them to value commercial property and present the appropriate valuation report.

Market Evidence

Classification of sales data: sector, size, restrictions. Classification of yield: prime yield & secondary yield. Compatibility referencing and adjustment of yields. Market activity reports.

Discounted Cash Flow Appraisal

Incorporating inflation and growth. Establishing market based exit value. DCF techniques as a basis for analysis and appraisal of property investment projects. Considering and judging alternative investment opportunities. Similarities and distinctions between appraisal, analysis and valuation of property investment.

Appraisal and Valuation Standards:

The significance of standards and guidelines. International context of guidelines. Red Book (RICS Appraisal and Valuation Standards). Blue Book (TEGoVA European Valuation Standards).
