Taking on Residential & Commercial property for management
Preparing documentation; managing the process of negotiation and consultation between client and agent; compliance with statutory requirements; managing client/agent relationship.
Rental Income and Reliefs
Allowable Expenses in Computing Rental Income, Rent-A-Room Relief, Mortgage Interest Relief for Principal Private Residence, Capital Allowances on Non-Industrial Buildings, Owner-Occupier Residential Relief.
Property Portfolio Asset Management
Corporate, Financial and Insurance obligations, preparing and understanding management budgets, understanding Service Charges, Reporting rent and service charge figures to clients and residential associations. Multi Unit Development Act 2011 (MUD), PRSA Requirements, Private Rented Tenancies Board (PRTB)
Property Management and Insolvency
Understanding Examinership, Liquidation, Receivership. Case Studies National Treasury Management Agency, National Asset Management Agency, The Role of Fixed Charge Receiver.
Managing the Relationship
Communicating with clients; conducting meetings, interviews, dealings with disputes; proposing alternative solutions to disputes; protecting the clients postition.
Property Taxation
Background, Legislation and Case Law, Commissioner of Valuations The Valuation Tribunal, Understanding the Rate in Euro, Rateable Valuation, Basis of Valuation (System 1 & 2). Preparing a Rates Appeal, Local Property Tax.
ICT
The use of ICT in Property Management estate management software, login portals for tenants/clients and apps that can be used for doing inspections/surveys.
